Flooding
Does the plot lie in a flood zone – the 10, 100 or 500-year flood? This can matter for insurance and permits.
The coast
The distance to the protection zone and to the public shoreline — there the land belongs to the state, not to you.
Holiday lets
Whether a tourist rental is already registered for the flat or the building. An existing entry can affect the value; whether it transfers and is still valid has to be checked separately.
Past fires
Burnt areas over the plot, in Andalusia back to 1975. No listing mentions a fire next door.
Noise
Aircraft and road noise from the official noise maps, at night too. A Sunday-lunchtime viewing will not tell you.
