About the data
Source
Court auctions in Spain are announced in the Spanish Official State Gazette (Boletín Oficial del Estado), BOE for short, in Section IV on the administration of justice (Administración de Justicia). Claronda reads these announcements via the BOE's open data interface.
The details of each auction — values, deposit, duration and property description — are published by the official BOE auction portal. Claronda links to it.
How up to date
Evaluated are the BOE issues up to and including 24 October 2026 (last retrieval: 25 Oct 2026, 08:34 (Madrid time)).
What the property report contains
For a single property we query twelve sources and present the answers in English. For each point the report names the source and the date of retrieval:
- Cadastre
- Location, areas, year of construction, floors and the plot outline. Dirección General del Catastro, via its open services. Never reproduced one to one, always evaluated.
- Flooding, coastal protection
- Flood zones for rivers and the coast, distance to the coastal protection zone and to the public coastal zone. Ministerio para la Transición Ecológica (MITECO), SNCZI and Dirección General de la Costa y el Mar.
- Wildfire
- Burnt areas since 2016 from EFFIS (Copernicus/JRC), plus regional burnt areas and designated risk zones where the regions publish them.
- Protected areas and land cover
- Natura 2000 and Corine Land Cover 2018 from the European Environment Agency (Copernicus).
- Noise
- Strategic noise maps for airports and urban areas (Lden), MITECO.
- Terrain, aerial images, maps
- Elevation, slope and orientation from the IGN/CNIG terrain model, aerial images since 1956 from PNOA and the historical flights, maps from IGNBase. All CC BY 4.0 scne.es.
- Holiday lets
- Regional registers of holiday accommodation; the date and source of each register are given in the report.
- Neighbourhood
- Distances to supermarket, pharmacy, doctor, school, bus, beach, hospital, railway station and airport, and to sources of disturbance such as motorways, railway lines, high-voltage lines or radio masts. © OpenStreetMap contributors (ODbL).
- Internet
- Broadband coverage of the municipality, Ministerio para la Transformación Digital.
British community on the map
The second map layer shows how many people with British nationality are registered in each municipality. Elaboración propia con datos extraídos del sitio web del INE: www.ine.es, Censo Anual de Población.
Regions
Currently covered: Alicante, Almería, Balearic Islands, Barcelona, Girona, Las Palmas, Málaga, Murcia, Santa Cruz de Tenerife, Seville, Tarragona, Valencia.
Types of auction
- Court enforcement sale (JA)
- Court auction to enforce a debt (subasta judicial en vía de apremio).
- Voluntary court sale (JV)
- Voluntary auction run by a court, for example to end joint ownership (subasta judicial voluntaria).
- Insolvency sale (JC)
- Auction within insolvency proceedings, often in several lots (subasta judicial concursal).
Limits
- The region follows the location of the property; if that is not yet known, the seat of the court.
- Notarial auctions and auctions by the tax and social security authorities are not included.
- The summary and translation are not an official version and not legal advice.
- The full address, land registry details, occupancy, viewing and charges are in the official announcement, not with us.
- Official data sets have gaps. “Not mapped” does not mean “no risk”: areas are only mapped where the authorities see a significant risk. The report identifies such gaps rather than concealing them.
- In the European service, burnt areas only go back to 2016; regional records start at different times.
- Cadastral boundaries are recorded boundaries, not officially surveyed legal boundaries. The survey is authoritative.
