Wildfire: fire history

Nothing unusualNo recorded burnt area since 1993.

After a wildfire, long-term restrictions on use apply to the affected woodland. The data goes back to 1993 and can miss small fires. “No hit” therefore does not mean “never burnt” for certain.

Questions to ask now

The report shows what is officially known. Others know the rest — these questions follow from the findings above.

To the estate agent or seller

  • Can you give me a current land registry extract (nota simple)? Only the land registry proves ownership, mortgages and charges. The report cannot do that.
  • The cadastre gives 81 m². What area is recorded in the land registry, and how was the area in the listing calculated? If the cadastre, the land registry and the listing differ, this should be resolved before the purchase.
  • Were extensions, a pool or outbuildings added after 2006 — and are there permits for them? The aerial images in the report show what was added and when. They do not show whether it was permitted.
  • Has the house or the plot ever been flooded, and what was done afterwards? The plot lies within a mapped flood zone.
  • Does one of the holiday lets registered in the building belong to this flat? A holiday let is registered at this address in the regional register.

To the community administrator (administrador de fincas)

  • Does the owners' community allow holiday letting, and has it passed any resolutions on it? Holiday lets are registered in the building.
  • Are there approved special levies (derramas) or outstanding contributions for this flat? The flat belongs to an owners' community with 39 flats.

To the town hall (ayuntamiento)

  • What may be built, extended or fenced on the plot within the Natura 2000 site? The plot lies within a Natura 2000 site.

To your insurer

  • Will you insure the property despite its location in a flood zone, and on what terms? The plot lies within a mapped flood zone.

To your lawyer

  • What restrictions follow from the location relative to the coastal protection zone for alterations, extensions and use? The plot lies in or near the coastal protection zone.

What to do next

  1. Request a land registry extract (nota simple) It comes from the Registro de la Propiedad and shows who really owns the property, which mortgages and charges are registered and with what area the property is recorded. If that area differs from the cadastre, clarify it before you buy.
  2. Have the coastal demarcation checked The plot is only 26 m from the coastal protection zone. Ask a local lawyer to explain the demarcation approved in the Official State Gazette (deslinde) and the restrictions that follow from it. In the protection zone much requires a permit; in the public zone the land belongs to the state.
  3. Clarify the protected-area restrictions The plot lies within a Natura 2000 site. Before buying, ask the regional environmental authority and the town hall what may be built, extended or fenced there.
  4. Check insurability There are no mapped flood zones for this plot. That is not proof that there is no risk. Ask your insurer on what terms they would insure the property.
  5. Compare the aerial images with the cadastre The cadastre gives 2006 as the year of construction. Look at the images before and after that year below: anything missing earlier and present later should appear in the building file. Parts of buildings, pools or paths without permits are a risk for the buyer.
